Choosing the right team

Most people will purchase several homes throughout their lives. Questions always come up regarding who can be trusted to help in this process. In our business, we close so many transactions that we often get to see the good, the bad and the ugly when it comes to home transactions in the metro. Oftentimes trust can be misplaced, and this can come back on the buyer with some serious repercussions as you end up making a sizable commitment in the end. The following questions can be helpful to ask in choosing the right team.

• When building, do your due diligence and research. How many homes have they built, and what was the satisfaction of those customers? How long have they been in business? Who will you be dealing with, and what type of problem resolution controls do they have in place? We often find people relying on a “friend” who may have limited experience in these areas. Realtors, bankers, appraisers, home inspectors and the Home Builders Association are great resources to use when developing a new relationship with a contractor.

• Buying or selling a house is much of the same process. How long has the realtor been in the business? Is he or she prompt and knowledgeable? What has been the experience of other industry professionals with them in multiple transactions? It does not take long to figure out if a real estate professional has a sterling reputation. The best ones protect their reputation diligently. The best realtors in the business are constantly busy and create systems to stay on top of their listings. Builders, bankers and development groups are often good referral sources for a qualified listing agent in your area.

• Last, but not least, are mortgage professionals in the industry. Have they been in the business long enough to experience multiple rate cycles? Are they part of a larger banking institution that monitors their compliance and adherence to regulation? What has been the experience of builders, homeowners and realtors in the community who may have used them? In the past, many fly-by-night organizations have gone away with no one to follow up with questions a potential customer may have. With many mortgages lasting 30 years, it is important to remember how long you may be doing business with this organization.
