Real Estate Inventory Drops

The Norwalk real estate market sales remained stable while inventory dropped during the month of August.

According to the Des Moines Area Association of Realtors®, there are currently 52 residential homes for sale in Norwalk compared to 80 a year ago and down from 56 the previous month. The median list price of the homes currently listed is $199,450.

During the month of August there were 12 offers accepted, and there were 11 homes that came on the market compared to 14 a year ago.

August saw eight closed sales with a median sale price of $149,900, which was 99 percent of the list price, and spent an average of just 40 days on the market.

With technology literally at one’s fingertips, it is easy, fast and fun to browse for a house. Why then, do you need a real estate agent? There are many reasons, but one often overlooked is the “second opinion” one. With the advantage of no emotional strings attached combined with experience, a real estate agent can present a different vantage point that can save you money in the long run.

I often hear buyers say something like, “We would really like a ranch-style home, but we could get by with a split foyer (or two story),” or “Three bedrooms would be nice, but two would work.” This is where I step in as a coach. As a Realtor,® I am thinking about resale and what will happen when you call me in five years and want to sell your home because you are moving. You may not currently need a basement, but it is more difficult to sell a home in central Iowa without a basement. You may be able to get by with just two bedrooms, but if you are purchasing a 1,200-square-foot home with only two bedrooms it will be a challenge to sell when the time comes.

As I said earlier, this is just one benefit of working with a full time Realtor®. You probably purchase a home every five to seven years, but we are doing this every day. We see trends. We know the market. We are your “second-opinion.”
